To ensure a peaceful and harmonious stay for you and all our guests, please carefully read the following terms and rules of conduct. These guidelines are designed to preserve the beauty of the property and ensure maximum respect for the neighborhood and the surrounding environment, allowing you to fully enjoy the exclusivity of our home.

Booking and Payment

The booking is considered confirmed upon receipt of a deposit equal to 30% of the total amount.
The balance must be paid within 7 days before arrival or on-site upon request.
Accepted payment methods will be communicated at the time of booking.

Cancellation

Free cancellation is allowed up to 14 days before the arrival date.
Beyond this deadline, the deposit will be non-refundable.
In case of a no-show, the entire amount paid will be retained.

Check-in and Check-out

Check-in: from 3:00 PM to 8:00 PM
Check-out: by 10:00 AM
Arrivals outside these hours must be agreed upon in advance.

House Rules

Organizing parties or events is strictly forbidden.
Smoking is not allowed inside the accommodation.
The maximum number of guests must be respected.
Guests must comply with local municipal waste sorting rules and are required to maintain respectful behavior towards the property and the neighborhood.
Failure to comply may result in sanctions, penalties, or additional charges. Instructions are available in the welcome book inside the house.

Security Deposit

A security deposit may be requested upon arrival, which will be returned upon departure after checking the condition of the accommodation, barring any damages or missing items.

Cleaning and Linens

The final cleaning cost is mandatory and indicated at the time of booking.
Bed linen and towels are included. Extra changes are available upon request for an additional fee.

Utilities

The price includes water, electricity, gas consumption, and Wi-Fi connection.

Taxes

The tourist tax (tassa di soggiorno) is not included in the price and must be paid on-site according to municipal regulations.

Damages and Liability

Guests are responsible for any damage caused to the structure or furnishings.
The property is not responsible for the loss, theft, or damage of guests’ personal belongings.

Force Majeure

In the event of extraordinary and unpredictable occurrences (natural disasters, emergencies, etc.), the property cannot be held responsible for the inability to provide the service.

Personal data will be processed in compliance with current legislation (EU Regulation 2016/679 – GDPR), as can be read in the Privacy & Cookie Policy.
